Master Developer Promises

The community we moved into a little south of Salt Lake City was a master planned community with retail, entertainment and social services. There was a fully planned retail area with Cabela’s as the anchor supposedly opening in 2005. We moved in May of 2006 and the only store open was Cabela’s. When we moved back to Ohio in January of 2008, Cabela’s was still the only retail in the “Planned Retail Community”. In addition, there was supposed to be a hotel, theatre, and other shops in place by 2006. Ground had yet to be broken when we moved away in 2008.

Everybody is a Developer

We moved to Utah for business back in 2006 and in the neighbourhood we moved into there were over 50 developers of homes. Some had purchased 10-12 lots and were putting up homes in less than 60 days. Then they offered their own financing versus bank financing that had fantastic terms and payment options. All of these were fuelled by the huge credit bubble and made it possible for people who hadn’t been able to own a home to achieve the American Dream. The only problem was that when the credit bubble burst, what would happen to the developers’ funds dried up.

Churches and Schools in a Development

In the Traverse Mountain Master Plan, the developer laid out areas for 6 churches and two schools. There were plans for future expansion to one side that also called for an additional school and at least two more churches. The only issue for any person not born into the Mormon Church was that the areas designated for churches were not available for sale to any entity except for the LDS Church (Mormons). If you were not of the Mormon faith, you had to search far and wide for a church that matched your own beliefs.
